You have to have a Series 7 to sell them (which I do) but I could show you one we have currently just so you could get an idea of the structure.

Banks do BPOs before properties get listed and they have a good idea of what they want to sell it for.

It seems like the market's been so hot in Bryan/College Station that it may not be a bad idea to sell and roll the proceeds into something bigger and better.

If something breaks between pre and post walkthrough its far easier to identify the tenant causing the issue.Tenant screening is important; some folks have suggested some ideas to help.

The idea is that you should be able to grow/leverage the cash you are taking and grow it faster than the interest you are going to pay on the new debt. 

A quick inspection gives you an idea of the condition of the roof and window, and water heaters and boilers/furnaces have a manufacture date on them to help you budget for their replacements.I guess it will be easier to have all that info in one place ready for you.
