.- water in crawl-space due to poor grading (and some other easily fixed issues like fixing downpipes and cleaning gutters etc), also, all the insulation is falling out from under the floor, and mold etc is starting to grow but no serious rot issues yet.

If a new company was formed for the deal and the money partner was a Member (LLC) with a controlling percentage, wouldn't they have the ability to take control of the company just as easily as foreclosing?

Actually, I've read about a much of the public information that's out there...Logically speaking, you either you have to believe that the cop was very poorly trained (if he grabbed a taser instead of a service weapon), he is a murderer (if he purposefully grabbed his gun), or the entire system is corrupt (if tasers can be easily mistaken for service weapons but the police don't implement safety guards to make sure innocent people aren't continued to be killed).

Hi Andrew,I have an other sight as Dale.My own calculation:3x$520 + 4x$720 (I used average rents) = $4.440 monthly = $53.280 gross incomenow I calculate with 55% expenses yearly (include 10% vacancy) = $29.304= $23.976 NOI yearly or $1.998 monthlyif you pay now $1.050 for the loan each month you will receive income of $948 each monthThis calculation is bearish but be easily conceivable.Thats a very good investment in my mind, location Texas?
