I purchased my first single family in Northern Allegheny County (Tarentum, PA) in October and am running it as a buy and hold rental.

Plowing is one job that we try to hire out 100%, and it's still always a pain.

I'm thankful I made the mistake of including market trajectory in my decision at that point - with less capital at the time, my mistakes had limits to the pain they could cause.

It's not a passive business, it's an active business which can be fruitful for the few, painful for most. 

Some people are not as thorough with screening and you may regret what you end up inheriting as I did with my very first property and 1st time landlord, that was painful but I got through and got stronger due to it.

Especially ones that do portfolio loans.I’ve had lenders pull the “source the funds” card on me which was a pain when using funds from multiple sources (private loan, HELOCs from different banks).

By the way, the best way to resolve any gap in knowledge is to experience the pain of not knowing.
