In commercial there are various barriers to entry.I typically have a potential client give me their PFS statement with liquidity and net worth.

This will come in handy at some point but it is not a barrier to entry.  

The physical and sexual abuses were beyond belief, and no one seemed to care because I was the mentally retarded, spazzy loser with no way to communicate, and most likely no one who would have cared if I could.I was told that my son would never walk or talk-and that is BEFORE he got sick- and he now, at 20 years old, owns his own home free and clear, teaches extremely basic code to Autistic children[ actually learning with them, not the sterotypical IT Autistic],is working on the third book in a fantasy adventure trilogy he is writing, has cleared most of the trails in the location that will one day be THE Autistic retreat center of the world, and he has already been approached about management there.  

Because we are local to the property I knew that is has always maintained a very high occupancy but just totally outdated and not very physically attractive.

As a newbie with very few folks around me physically that venture into this, you are keeping my optimism high while temporing my enthusiasm with healthy doses of logical reality.

If the agent has never physically done roof work, never personally purchased roof repairs, or been directly involved with a roof renovation project then they probably shouldn't offer any suggestion other than contacting a roofer. 

I know those may not be considered passive in a lot of cases, but I am a fairly competent DIYer and really enjoy using my tools, physical activities, and seeing a project come together.

There is no barrier to entry keeping us from doing so.

I know the spirit of the law implies I physically live there, but does the letter of the law say where I have to sleep as long as it is set up for me ?
