Physical Condition.

Too often people choose to buy in their own area just because it is physically close despite the return.

But, eventually, someone is going to have to physically view the property.

All of the methods sound really exciting, but I can't help but feel this invisible hurdle of self-doubt that is holding me back from physically trying to acquire a property. 

Remember you can manage it without having to do any of the physical repaire work.

If it were to be a 50/50 split-yes-I wouldnt make as much if I didnt partner, but I also wouldnt have to do the physical work that would take time away from my job while I can still reap the profits of the flips.

There's a great BP community around Tacoma, we got a great chance to get together last week, and hopefully will build a stronger community in the physical world.

They don't physically do any of the work but entrust contractors and the right people on the ground to check things out for them.

@Jake Hemrick  basic comments are 500 dollar houses are priced that way for a reason.. and if the locals have not snagged them then they are probably beyond salvage physically and demographically.
