You have to learn how to use your local county/city public records to establish who the owner is....most are online.

Keep in mind that you can't use your VA loan again until that one is paid off or refinanced (unless you have more eligibility on your va loan...not to over complicate the answer).The same is true about FHA loans or any low down payment owner occupied loan. 

You can lend to flippers or longer term stuff to landlords or buy non performing notes online.

Now lets get to where we are stuck at, so far we have created our L.L.C, created our website & attended a couple seminars, done a ton of research online/ rich dad poor dad, the millionaire real estate investor, retire early with real estate just to name a few.

Should I start my LLC and roll the property into it after refinancing, all the while having a side partnership agreement which outlines the terms of profit sharing and ownership? 

It would add credibility to you and your online presence.
