If this is your situation in any way, then figure that out and memorialize it with the neighbors; don't be surprised if you need to get the Courts involved for this, but it would be your right in those areas.  

Peters University being right there definitely helps spur that change as well, but it's been only pockets here and there.I'd like to get into Bergen/Laf early, but the inventory down there is surprisingly low.

All I really care about, at the core, is (a) do you have enough income, (b) have you been reliable in money handling (as represented by credit score), and are there any other major surprises in your background (hopefully, addressed by SmartMove)...

Make sure you have the correct ARV, rehab cost, and make sure that the property doesn't have any liens on it because a surprise can ruin a deal and an investor if they aren't prepared.
