If this is your situation in any way, then figure that out and memorialize it with the neighbors; don't be surprised if you need to get the Courts involved for this, but it would be your right in those areas.

Make sure you have the correct ARV, rehab cost, and make sure that the property doesn't have any liens on it because a surprise can ruin a deal and an investor if they aren't prepared.
