When house hacking, do you charge the tenants for the beds and bath they use or do you charge them the full 4 bed, 2 bath rent?

I am not very far in the renovation but I have emails with my property manager talking about how much to charge for rent based on adding an additional bedroom.

There is high demand for rental spaces in my area due to it being a college town, so I am less worried about tenants being scared away for me charging them.
