Which software have you found the most beneficial?

Hi Diem, The issue with a short holding period in a 1031 Exchange is that under an audit your intent to hold for rental or investment purposes could be questioned and then your 1031 Exchange could be disqualified. 

I'm kind of debt averse, especially since I will already have two mortgages.I am planning to go with a rental management company so I don't have to deal with the hassle of managing it since I am a full-time software engineer.

Not sure about the most practical approach on your side of the line, but when we started our real estate {ad}venture, we took a chunk of retained earnings from our software company and funded a separate entity for real estate.   

LOL  It has also lead to me learning the pure shear value of open source, especially when it comes to landlord software.

I am not handy at all (software engineer: great at building software suck at anything physical) so I think I should probably utilize a rental management company.Thanks again for your kindness and patience with a rookie just trying to soak up any of your knowledge I can to become a seasoned vet in a few years!

Thought I would  have time to network to find a document solution, either real estate attorney or software or both, but a deal landed on my desk yesterday that I really want to do, but must be able to close in two weeks.  

anyone familiar with an app or software that will help you with ordering materials Would like to put in the size of the room and will tell me how much drywall is needed In essence gives you a supply list for the remodel
