I know Loopnet is known as the place commercial properties go to die, but you might be able to reach out to a broker that is listing a property on there and see if they have anything.

I'd suggest reaching out to a few providers of self-directed accounts to see which type will be a good fit for you and get a feel for some of the variations in pricing, support, etc.

I've reached out to the Church to see if they would be open for doing a lot recombination and allowing me to give a few thousand $$ in exchange for allowing us to have the piece of land the strucure is encroaching on.
