I think that this could work, assuming you have AT LEAST one, but preferably two alternate exit strategies in place in case something happens and this guy cant honor his commitments. 

Buy an apartment building, rehab the vacant units, and sell property once fully stabilized (with an alternate exit strategy of refinancing with a commercial lender).The acquisition and construction will be financed by private money, the renovations performed by a GC, and the property listed and sold via a traditional agent.  

I have been using the BRRRR strategy since I mostly understand it and recently saw Brandon's awesome webinar.I would HOPE to be using OPM.

The main reason I do not invest in Multi family is the exit strategy. 

This strategy is applicable to any market or anywhere in the world.

If the deal makes sense, exit strategy in order, go for it and keep on plugging away.  

If someone could point me to some beginners reading materials, and possibly recommend a strategy to get some skin in the game (i.e. how to get a JV money partner) I would be very grateful!
