The mortgage note itself is a form of asset protection, unless you have a good chunk of equity already to worry about.

I will recalculate the number to see if it makes sense.But the question I would like to ask here: should I insist that they should fix the foundation for me?

This isn't a crazy idea, lots of people do this, I'm doing something similar with my current house, but it's not as lucrative as your excitement wants it to be, and comes with a lot of risks.You'll need to buy in an area with massive and FAST appreciation.

This is a gray area for me.

I used a contractor that had done some smaller jobs for me before but nothing this big.
