In this market if I am looking to rent a single-family home the old-fashioned way is my only hope to cashflow finding a super distressed property off-market?

The seller’s agent is a part time agent and both he and the sellers seem to be very disorganized and old fashioned (they signed the offer by hand and faxed it back) and I don’t think they've done much to the property besides take off window awnings since they bought it a little over two years ago.

I have been having a difficult time finding reliable contractors and a property manager that can assist me in providing reasonable estimates in a timely fashion on properties that I am considering investing in, as well as providing insight into the rental market in particular areas.If any local investors or realtors in the market have any suggested referrals, I would appreciate the assistance in building my network and team in the real estate market locally.  

I used to manage a 120 unit complex with 1 & 2 br units nice complex, great tenants market rate class B property,  before that I co-managed a 326 unit 18 building complex that was tax credit,  section 8, where the job seemed more like a social worker, financial aid counselor, where I passed out repair maintenance tickets to the service guys like they were going out of fashion, Tenants appreciated me and what I did for them but was glad when I decided to end that tour.

@Joseph DiNardi-Mack I recommend you reach out to the American Association of Private Lenders for initial consultation on issues other than legal ones in NJ.

I have prohibited tenant repairs in my lease but you have to make sure you are being a good landlord and getting things repaired in a timely fashion.
