Other potential lawsuits an arbitrager could face are practically endless but the most common ones would be the owner claiming your negligence caused  property damage, a renter alleging wrongful discrimination, or someone bit by a dog or bedbugs or sick from mold, slip and falls, fair housing laws violations, etc. etc. you get the idea…).

We own a little over 400 in MA and NH and are constantly buying in the area. we also host a free monthly meetup in Lowell called Simplified REI and it’s posted here in the Events tab.

Beach/Pool Towels - Most of them are from Standard Textile through Host GPO (Seaside Stripe / Terry Pool) and they are in great shape after the summer.  

Your job as a Co-Host is not to run to the house every time there is a problem. 

There are also a ton of apps coming out these days that are linking local vendors with air BnB hosts, such as Mount, which I would recommend checking out. 

With the co host model you're in for basically $0 and cash flowing hundreds of dollars a month.

If you are not an agent, look into being a co-host or becoming an agent.
