I bank with BofA simply because of their convenience and Chase had some pretty sketchy practices with taking money out of my accounts for fake over-drafts that they caused.

Other attorneys may do it, but it is the bread and butter of his practice. 

I commend you on your practice of providing good quality rentals and taking care of your renters when repairs are needed.

My question is other than Home Improvements Shows, which other ways of marketing are everyone else using that generate good leads?

Often next (or simultaneously) usually, but not always, some property improvements are in order.

Also, have to know the local practice on 100 for the garage, and what if someone was not interested... so that income may be tough or a "bonus" for a one year lease to attract a good tenant...

LOL  You left one best markets in the country to practice real estate. 

In order to be completely protected it is good practice to make sure both the title & insurance policy are in the same "business name".  

Do wholesalers care about breaking the law and practicing real estate without a license?
