i believe that you will end up losing roughly 7%  to sc in taxes if you are an individual.

As of now, corporations pay tax at the entity level and then when the corp distributes its after-tax profits to you, you pay tax again as an individual.

I would expect to not only invest my money, but also to take on some level of responsibility so I can learn the business.Option 2: Find a smaller deal (6-16 units) and a property management company [individual] who is willing to tell me when (and why) my understanding is wrong; and is flexible enough to work with me as I get my systems in place to be able to grow as I get the experience.For either one, I am interested in primarily B-class properties (not adverse to students either).

Perhaps meet with them for coffee or lunch to learn about their individual strategies, specifics of what they are looking for, and build up a general rapport with them.As @Matt Lefebvre said, you have to add something of value above and beyond what others are doing for them.
