1st of all from your post it’s unclear to me if the agent lied to you or if your agent dropped the ball on something & isn’t being straight with you.

The property has one tax ID but two 3-unit buildings each with their own address on different streets (the property lies on a corner lot).

Every market is different but the numbers don't lie. 

Changing the wording of that to make me seem like i didn't lie to the seller would be lying.

I'd be lying if I was saying I wasn't very overwhelmed right now.

The contractor is either incompetent at scheduling, incompetent in his trade, milking the situation, or most likely a combination of all three.Everyone who tries to convince you that working with small contracting outfits on a single-property level is easy is lying to you out of either ignorance or in the hopes of selling you something.

@Stephen Kunen this should have a positive affect in value but not so sure how much in value as the real value lies in the NOI you being able to increase the efficiency of operations.
