Statistics show that at any given time, less than 3% of people are considering a move in the next 12 months.

We only moved the toilet about three feet to the shower, so it's not like it's long distance heavy lifting to put it back, if they want.108 year old house, FHA and HUD and income taxes didn't even exist when it was built.There was also some other little stuff that was a few hours in an afternoon of work for the buyers.

I just need the jump start to get moving.

Even thou I did not make the ROI on the property that was desired, by taking action, my learning and understanding increased and I am more confident with moving forward on the next deal.

All units have separate meters -- Tenants pay water, electric, ect. 

I am currently in Houston but moving to the Dallas area soon. 

We plan to create a separate LLC to hold the property as well. 

We are now at the point we'd like to move into small multi-family.  

My first goal is to create a sound investment plan then to move forward and purchase my first property before I graduate in ten months.

Now we are moving forward with properties to buy and hold and flip  and yes many are in c  neighborhoods where the cash flow is amazing...Its been a challenging year with many twists but would not give it up for the world not am hooked...IN this case I would walk from the deal to many loose ends ..and I always like reports from building inspectors they are independent and tell it like it is
