It also looks kind of hacked up after adding in everything extra that I wanted to include.I've decided its time to have someone write me a lease.I thought about purchasing the landlord forms from biggerpockets, but then I read that they come in pdf files, so it sounds like they won't work for me, because I might want to make changes to the lease in the future.All of the other sites with leases that I've found won't actually give you an editable file for the lease, they just tell you to go on their website and fill out a questionnaire, and then they generate you a lease.

You could evict, create a pet lease and charge for the dog, make tenant get rid of the dog if they want to stay, or request tenant break lease and leave without eviction. 

Yes, you will get a little bit more for a 3-bed house, but your renter pool will also be much larger, making it easier to fill, especially in an area like Pike Creek that is family oriented.  

The advantage here is obviously you aren't breaking any FHA rules, and you can hopefully recoup most of your down payment or investors down payment back if you run the numbers right.  

We just purchased 86 total units in the last 3 weeks. 2 of my buildings I would say C neighborhoods people are breaking into the coin op washers and dryers and stealing the $$$.
