I probably didn’t really help but this is so unique my original thought pattern changed several times!

I would look for something you can create a unique set up so that it basically functions as its own apartment so you could get more in monthly rent than just renting a room. 

Sounds like this bank has their own unique overlays that other lenders who offer FHA loans will not have. 

Please message me for more specifics...but the concept is trying to get the right people on a team to create a unique opportunity to get better returns with less work.

Student housing is a unique animal so hopefully someone with lots of that experience will jump in with other answers/questions.

I'm an REI agent in the Atlanta market, so I normally just look on the MLS at other projects....and copy 🤣 I see the homes that have a little unique elements move faster, like an accent wall, custom shelves or cute curb appeal.

BUT - that is what buyers have been trained to expect, so builders can get away with it.Since markets are all somewhat unique and changing right now, would recommend you ask your favorite agent to tour it with some associates from their office to give you their professional opinions.

But I have a slightly unique situation - I’m planning on shooting a feature film in Asheville in March 2023 - so the plan would be that I would fund the downpayment on the property - we’d rent it out on AirBnb up until March, then I’d shoot the film in the house during March (it’s a feature length comedy drama).
