@Tara M.A potential client I’m working with has student housing near Lehigh University’s campus and it cash-flows VERY well; another potential client is looking at a property near Kutztown University and analyzed a very healthy cash flow there.

If a bank has a strong balance sheet and reasonable liquid reserves, they should be healthy.  

But no one gives a percent of leverage that is healthy, or how much cash you should have if you have X properties etc.

You can do an internet search and quickly find out if a city is healthy or not.Once you find a few cities you are interested in, look for quality property managers.
