Who is the target audience?

Any cashflow from STR is a bonus on top.Does this plan seem logical?

I have been involved in well over 100 million sf of new self-storage construction and will be happy to share any info that I can that I have learned over the years.If you are serious about getting into self-storage, you may find that there are better areas to build and that you sell the land that you have now to build in a better/more logical location.

I have had no issues to date with doing this.I totally agree with Stone's logic that if the resident pays directly for it each month they are less likely to waste it.

I know some differ but I personally see no logical or intelligent reason to invest in something I haven´t seen.

The more you paint the entire picture / dream for a Tenant/operator showing exactly WHO is your target audience the more they can "see" themselves on that space.

As a digital marketing executive in my full-time job, I can tell you that I routinely enter content I create into ChatGPT or Grammarly Go to ensure my copy is spot on with my audience.

However, depending on your target audience, of course, providing a washer and a dryer is potentially more attractive to tenants who do not have their own, and therefore may be more transitional and less long-term. 

Just use logic.. and you should also have a unaffiliated real estate broker show U some listings as well in a better price point for indy which is 75 to 100k.. and then do some comparison..
