Well this is exactly how all commercial brokers work.. first and foremost market to their client list  second let their office colleagues know about the listing  third put it on coast star or one of the commercial sites  fourth put it on mls is they are a member. :)There are provision for seller to list and instruct their agent not to put their home on MLS .having owned 3 brokerages over the years there i always an agent or two that l only double ends their deals if they can.
