Check to see if the HOA can fine unit owners for noise complaints, littering, damage to common areas, nuisance complaints, etc.When renting to any college student there is sure to be:- Wild parties that get out of control- Blaring music- People coming and going at all hours of the night- Screaming & fighting- Someone puking outside from time to timeCount on receiving some sort of complaints from other unit owners or renters who are not students themselves.

I'm not looking to create another debate however, to be clear, buying pre-probate deals is not for the faint of heart, a least in my state (CA) where the heirs run wild and attorneys are permitted to roam the streets without adult supervision.It's certainly possible to purchase a property from an estate with title insurance, and its possible to buy the heirs' interests, but they are not at all the same thing.
