STRs or LTRs in the Rio Grande Texas.

I am a first time real estate investor and I've saved little cash for real estate investment in Texas,should I concentrate in Rio Grande area or invest in out of state?? Should I go LTR or STRs?? I am confused.

I recommend starting local and moving out. There are opportunities, but what's important is knowing your niche (e.g., STR, MTR, LTR, etc.) and running your numbers.
