Just curious how to answer before it happens, lol.About the only thing I did understand was the termination of sales agreement but that seems dicey at best, it sounds like you'd have to step out of the middle of the sale and connect your buyer with the seller and tell the seller, "By the way, this person is buying your house for $10k more than I'm paying you and I'm keeping the difference".

To determine if a property is in a LOW or MODERATE Income Census Tract:-Go to http://www.ffiec.gov/Geocode-Type in Property Address-Click Search-Click “Get Census Demographic” on the next page-Look in the Box for Tract Income Level –-If this is Low or Moderate, the property qualifies regardless of buyer’s income-If this is Middle or Upper, buyer must make less than $70,400 per yearAll buyers and properties are unique.

It will probably be middle of March before I have all my and my wife's W2's and 1099's, so we won't be doing anything until that point anyway, so we will have more time with the rental and time to save more money.

This middle part of the country Ohio river valley and Virginias and Caralinas still get cold weather and you see so many of the older building with nothing for insulation. im not sure about buildings West of the Mississippi because im not very active out that way.
