@Connor Dunham from what I read on the muni page it says "AO 2019-99(S) requires hosting platforms that receive payment including tax to register with the Municipality, collect, and remit tax on behalf of the operator to the Municipality.

They may pay a visit to them but your best luck is going to be in court with the cities help.  

I'm trying to avoid having to visit county courthouses in person, especially for out-of-state areas. 

Aside from that I think property management will be big as this as a little more of a unique situation then a normal college rental so making sure you and them are on the same page.

I have used a real estate attorney here in Oklahoma in the beginning but I recently discovered the Oklahoma Real Estate Commission provides fillable contracts on their web site.

Why wouldn't you reach out to his attorney to make sure you're on the same page? 

We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

Before I get into how I look at it, we need to get on the same page with what flipping is.
