I asked my broker if I can use our state contracts to purchase property off the market and she advised me that I couldn't use a Realtor contract for something not listed on the MLS for the e & o insurance purposes.

I had just a city contract that did this, hired an A/E firm for plans, hired another firm for Project Management, hired another firm for Construction Management, hired us to do actual trades/work.

I've been using zillow to just look at areas i'm interested and then looking at craigslist rents in the same areas to determine P/E ratios.

Also, I know he  inherited the house from his mother in 2012 and likely took out a loan against the house for other business as he did not need a mortgage to obtain the property originally.I have ordered an O&E report from the title company already (good advice from another thread here on BP) so I can find out what liens and other judgements may exist.My question is, what can I expect in the bidding process?
