There are many angles to look at this from just don't fall into analysis paralysis

I personally would want a decent cash flow and not be dependent on any future appreciation that may or may not happen.If you want to use a PM then add that into your analysis and make sure it works with this extra cost.I have always been told to add in the cost of PM whether you do it or hire it out.

I don't currently own any properties yet, but I've been working on my real estate education for some time (feeling the analysis paralysis starting to seep in, eek).

You do not need to educate them on what you need, and they provide good service according to the many of our client who have chosen to work with them. 

I've been looking into tax deed investing in California and am trying to figure out if land is easier to flip than property or if they both have the same issues with the title needing litigation or special services to sell for retail on the market.  

I'm also in Mooresville, but we service all of Mecklenburg and Iredell counties.. would love to meet up. 

STR guests expect a certain level of hospitality and service.

Owners and/or property managers can neglect a property by deferring maintenance, not spending enough money on advertising, poor customer service, and not spending the capital necessary to keep interiors up to date with the market.

Hopefully the agent who does this is aware that he is violating the terms of service with their MLS by agreeing to this arrangement.

Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.3.
