I think you'll find that neighborhoods here are funny - you can turn out of one subdivision into a not so good area and then on the next block it's a "safe" area again.

Also in my lease the tenant is responsible for all drain stoppages.

I'm going to try a test tonight -- cover the sink drain and run the water to see if the water smells without it going down the drain. 

Plumber: one of the tenants reported that from time to time over the past 4 years, the laundry tub and washing machine drain will back up with sewage and flood her side of the basement.

There are so many things working against you when you're not on site that the odds of a successful deal are slim.Bad realtor, great photographer, newbie flipper, drug dealer 2 houses down the block and countless other things can happen.
