I would not do pet deposits 

We rarely have an issue and when we do they are legitimate - working nights, sick kid, pet on premises.

Tahoe is a very pet friendly location and I believe we'd shut the door to the majority of our guests if we weren't pet friendly.

Couple other ideas- Allow pet and charge pet rent- Bill back utilities- Add storage- Charge for garage/parking

If you are that back in times “cabin”, old “wood style” home with ugly fabric couches and brown wooden walls, it is hard to charge good money no matter if you are long term or short term rental.Consider accepting pets - only 40% of the cabins in Big Bear Lake do.Provide a hot tub or see if you have space for indoor jet tub - only half of the listings have the amenity.

A 2 bed, 1 bath apartment that allows pets would cost me close to $1,000 per month, which is what I rent the other unit for.Does it cashflow while I live here?
