Saying that, cash flow on homes is good in the Fayetteville area because of the university as you can rent by the bedroom.

The closing window is tight - usually 21 days.They will NOT allow you to assign the contract, and many impose deed restrictions barring you from reselling it of at least 3 months prohibiting an A to B to C close (double close).

It looks great and neutral and everyone likes it.For bedrooms each house gets the exact same carpet.For plumbing, each house gets PEX plumbing.If we replace roof or windows, each house gets the same brand of shingles or windows.Each house also gets the same plumbing and electric fixtures.These are things that we don't even try to contemplate.If it is neutral and goes great in one house, it goes in every house.

IF you do qualify and you are looking to purchase a multifamily property, you can live in one of the units for at least a year (based on the FHA requirement but double check) while at the same time rent out the remaining units to acquire some cash flow.
