Those people are going to be the ones that want to move, you can hit their 'pain points" better, and approach with true problem solving strategies instead of just trying to take their home. 

I've unfortunately had a similar experience to what you described with one of the groups you mentioned above, so I feel your pain.

You can do more "accounting-wise" (sort-of) than you can "legally" to protect your corporate veil.Those kinds of super high lawsuits are a pain in this country for sure. 

I'm planning on doing as much of the grunt labor like tearing down drywall myself to save on costs.I'm not very familiar with how painful the process is within the city of San Bernardino and was hoping to get some guidance.

I have one 10 minutes away and it is a pain to have to go up there even though it is so close.
