I was hoping to do it a little later on down the road when I feel I have accumulated substantial knowledge.

we get say 30 loans.. by the time we are paying off loan 24.. the final lots are all paid for.. bank feel more secure getting advanced payoffs and we get whopper proceeds checks on the last 6 houses.. :) 

And I feel I already learned many valuable lessons fixing up our old place.

@Lyle Cooper To be honest, if you don't feel like doing any leg work, you can always hire a broker.

I feel like I'm gaining a lot of general investing knowledge through BP, but still struggling to know how to locate and purchase my first deal.It would be great to connect with local people as well as receive any good advice.

The goal is to minimize the turbulence they feel.

We feel we can get a better number than what we're hearing from brokers.

You have to justify the figures and make the offer that you feel comfortable with.

I  would like to switch attorneys, because I feel he isn't giving this much effort, but that is hard also because I don't know how deep he is into my pocket. 

In the meantime, I am getting a feel for the local MFH options.
