You don't need an agent in the traditional sense: you can fill out a OTP contract form and negotiate on your own behalf. 

Without it, you’re buying a problem tenant paying below market and risking months of eviction proceedings post‑purchase.

We had to back out of the deal because using our money for rehab and getting reimbursed later was not what was planned or how they sold it and would have put us in a bad financial position since they could not give all the proper information upfront.

Anybody who is competent is going to be doing their own projects, not helping out of staters do theirs.
