I am constructing a small warehouse/flex space on a parking lot for an existing tenant at a property I own in Lawrence Township, NJ.

I usually do the bedrooms one color, and the living space the other...just depends which one works in which space.

Average store gross is $275k as a whole, we were in beach locations and only did slightly more than that, which killed us.plus side is they need very little space (800sq/ft to operate), so you may be able to split a property and have more than one Tennant to offset risk.Good luck

We work on garage conversion and new construction ADUs, and we see a lot of these detached 2+2 car garages behind multiunit buildings.They are almost always in pretty bad shape structurally -- footings aren't deep enough, roof framing is too small and too widely spaces, roof framing is running side-to-side rather than front-to-back (so we have to put beams in and additional footings in when we remove portions of the walls that separate parking bays), ceiling height is too low, etc.

I would like to keep the door from the basement to the upstairs (my living space) locked and they can only enter through the basement door.

It’s a duplex with a combined 3,200 SQ FT. and sufficient backyard space.
