People who think they are going to spend a few hours per week and make a $1000 is not reality.

Most people are just happy if their hand doesn't break through the sheet.

For just one unit, we charge 100% of 1st month for self-managers and 50% + 10% for us to manage.

Weather cools, people are busy with school, resting from summer, prepping for the holidays, etc.

That being said, if I could do it all over again I wouldn't change anything because I learned more about real estate investing and property management over the past several years from that deal alone than most people will learn in a lifetime.

Hey @Jared Lyon, there are lots of people out there coaching investors that are doing lots of good work.

So, if it is more of the 2nd on there...I'm sure that some people might comment to "Do This" or "Do That"...but how do you know if any of them are correct?  

I don't plan on selling; I'm mainly just curious how people make $ in these markets when rental rates are on the decline since COVID.

I recommend people doing a side gig on what they specialize in.I am an accountant and when I worked within large public accounting firms, I had a side gig of bieng an accountant.I had a salary with my employer so regardless of how much more hours I put with them, i would be paid the same. 

I also think sometimes would I want to live around a bunch of old people or would I thrive more from being around a mix?
