Combine that with a lot of supply sitting out there and not enough active demand, and it’s created a weird, stagnant energy in the residential market here.

I would look into leveraging the house before going all in for selling (HELOCs, refinances) & renting the house out (if it debt covers) because you would have to pay commissions and taxes on that sell.If your background is in residential then it's probably an easier transfer of skills to do 2-4 units than trying to get into true commercial MFH.

I am an advocate for owning investment real estate in an LLC but keep it simple.

Hope to open another in the next 30 days, but that is still undecided. 

Obviously some pros and cons here, curious what types of opinions you guys have! 

Texas different than Florida, etc..Should we guess that you are referring to investing in the Midwest?
