Out of state cashflow

First time investor here and one of my questions is how realistic should i be when I start thinking about cashflow on a 2 family property after all expenses are paid for, on out of state investments. I heard 300$ is your average cash flow or can i expect to make more?

You're showing your ignorance (NOT a bad word!) if you're asking this question with the little info you've supplied.

What state are you referring to?
- Michigan will be very different than Texas. Texas different than Florida, etc..

Should we guess that you are referring to investing in the Midwest? Southeast? Southwest?

It also depends if you are buying Turnkey or plan to BRRR.

What Property Class are you targeting?
- Class A rentals usually take 3-5 years to cashflow.
- Class B 1-3 years
- Class C can cashflow immediately, but how much do you know about the greater risks associated with them versus Class A or B rentals?

How much cash do you have to invest?

Planning to get a mortgage?
- Have you been pre-approved yet?
