Kind of simple - you want to know how the property affects your wealth, and your cash position. 

It's much easier to do this kind of homework when buying an LTR where you know that pretty much every 3-BR home in a certain neighborhood will rent for around $1100/mon.

If you would be so kind to view it and pick it apart and tell me what should go where, what I am missing and so forth.

I am still gonna make around 10% return but next time I would be more careful of when to buy this kind of properties.

It depends on the kind of reputation you have, and or create for yourself.My thought process is based on trust, knowledge of their market and property investing in general, commitment to me and their other clients and follow through.

I've been trying to get a fix and flip loan where I can get the rehab portion upfront along with the purchase but all I've been able to find is the kind where the rehab is reimbursed after repairs. 

Kind of acting like a charity, but without the great tax benefits.
