100% Hard Money FinancingI know, all over the Internet it says you can get 100% hard money loans for your deals.

Because the purchase price would have made the loan below lending standards (49k for each one), I had to get creative and buy them both for cash.

I was wondering what all does the 203k loan cover?

The Situation:I decided to open a new business which instantly made me not bankable considering I can't use my income towards the loan (I have to wait two years). 

Conventional loan How did you add value to the deal?

FHA loan with cash out for repairs...specifically mold remediation.

Can I use someone else's money (that wasn't gifted or loaned to me) for my down payment on a bank loan?  

I have an opportunity to make some money by providing a short-term bridge loan, and am looking for advice on what pitfalls or risks I might not be seeing.
