We do a notice to enter and estimate the amount of work we will need to do for the turnaround and the number of days we will need to do it.We also check in with the outgoing tenant two weeks prior to the move-out date to make sure they are still on target and to offer any assistance they may need to make the deadline.If there is another tenant in the wings ready for a move-in, I emphasize this to the outgoing tenant.

Finally, I have to pay social security tax and medicare taxes on money I earn, which will either not pay me back well or will do so at a time several decades from now when I have more money than I need due to smart investing!

I've talked to several other local investors who've had some success with mailers and I'm considering it seriously.So far, my main idea is to target a certain part of my area (Milwaukee) that I think some good buys can be found in, its what I'd describe as a lower-middle class part of town.

Very good points Karen.As one of the more senior posters, your point of doing some searching for an answer is right on target to my feelings of getting involved by posting.No one likes saying the same thing 200 times.Taking that a bit further, asking something like "how do I do a lease-option" really indicates a lack of effort.
