I'm not super concerned about the weather conditions or if I know a property management/contractors there, etc.On the other hand if I'm looking at a first mortgage, I'm more concerned about whether it's a judicial or non-judicial state as the original poster mentioned, but also if it's -50 in the winter and the house is vacant, if it's a state where I know people, whether I can reasonably expect some appreciation, whether the rents in that city/state are decent..Another important consideration is the inventory you have access to.

This property had a small amount water came out from an area in the ground of a bathroom. The water was cumulated at the concrete around the PVC pipe which vertically comes out from the ground. The water eventually caused the surrounding small area carpet and laminate floor wet.I hired 3 plumbing companies in sequence (because the previous one cannot detect the leak but the water was still there).None of them was able to detect there is leak either from the slab or from the above ground pipe.I took the 3rd plumbing company’s advice to wait for a while. They said that it could be due to some special weather condition and there were water cumulated under the ground. And the water kindly climbs up to the surface.

It's frustrating that the HOA can regulate noise (among other things) which can enter someone else's home and become a nuisance, yet they can't regulate smoke which does the exact same thing, especially when we live in such tight spaces. My husband and I have tried to politely discuss this with the neighbor but we have been met with resistance and the neighbor has become volatile and threatening.
