I often feel it's like playing the lottery and you may get a reasonable inspector or a crazy one looking to fail your inspection for some reason or another.

Just being an open book, or a sponge of everything is sort of like being a leaf in the wind.

Get it dialed in like this was your worst friend and then get it signed. 

And document everything—photos, inspections, communication with your PM, etc.Liability – Unfortunately, if the fire was unintentional and there’s no car insurance, you’re likely covering the cost.

Make sure you like being a landlord.
