I have personally been doing this for 4 decades and there has only been one instance were the IRS came in and wanted to mess with our deal.. even if they do they have to then give you your money back plus statory interest which is usually 9%.. then they redeem and sell the property..

Refinance into a conventional mortgage (Variable down, Interest rates up to 10%, harder to qualify for, lots of red tape) for a percentage of the ARV, the difference between the total cost for the HML and the dollar amount that percentage represents is what you get back in cash.
