The demographic is older in this region and many of the newer builds going up in the area are modern duplexes and triplexes.

In that larger loan space you can have local banks,regional,banks, national banks, credit unions, CMBS, Life Insurance companies, private family offices, etc. looking over the property to do a loan.For small balance stuff say a 350k loan that is mainly a local bank.

Partner and I have made an offer twice on a commercial lot owned through foreclosure by a regional bank.

Aside from the advice above I would say visit open houses in your region to see what floors are at your house price point.
