It seems that the quality of the sponsor can make a massive difference in the outcome of the investment, and that sounds very reasonable and logical. 

@John Thedford  Applying your logic, every investor in BP would be screwing "unsuspecting" owners.

I feel on paper I should sell the Florida home, and the only thing logically I can come up with to keep it is the faster appreciation of a south florida home vs a Fairfield county home in CT.

Know your audience and chances are the top performing properties are doing something right.

There're two data point that's interesting:1. cash-flow market has bias that it would appreciate more than expensive appreciated market.In term of percentage, the rate of appreciation post covid peak is higher in Columbus OH than San Francisco.So new logic: appreciation @cheaper market > appreciation @expensive market within the state *AFTER/DURING* inflation period.2.
