@John Kim there's a lot of truth in what @Greg Scott writes.We manage almost 700 doors, almost 100 of them being S8.The biggest mistake we see investors make is not understanding the Class of property they are investing in and not adjusting their ROI equations correspondingly.My manager Drew owns several rentals in the City of Detroit that we also manage.

They are not hiding it and state that their superior quality in renovations leads to less maintenance in the long run but is not always appreciated by appraisers.There is probably some truth to it but with increasing qualification and underwriting criteria it could mean you have a substantially higher down-payment if the bank is not financing 80% of the sales price but only 80% of the appraised value.Are you determined to invest in Little Rock?

It is the price of doing business that's for sure...no frog kissing no thanks lol but certainly lots of screening involved to find the right person...interviews always get tricky because people always tell you what you want to hear but probationary periods tell the truth on their day to day actions and can protect you from a long term commitment that you may regret.
