The high yield and return will be in getting your rent efficient for bang-for-your-buck items like windows (also consider thin film on them if you are in the south), insulation, water-heater and LED lights.

Consider the following "Band of Investment" approach to Cap Rate development:debt rate X LTV = y+equity yield x equity to value = zY+Z =cap rate needed to meet investment returns.Example: 5%loan X 80%ltv = .04 12%yield x 20% equity = .024 Indicated cap rate = .064 or 6.4%As you can see, depending on the debt structure we could both by at the same cap rate but that would not mean we would have the same coc return.

Going forward I would like to try and find individuals with high equity, that have high potential for OWC finance with smaller down payments to limit the funds I need to bring to the table in order to grow in the short-term with the ability to refi into better and longer terms down the road to boost ROI.What I am looking for guidance on:Advice on how identify and market to individuals with high equity and potential for OWC financing terms (what qualities to target, types of marketing, etc.)I do have some specifics in terms of property attributes (i.e. 2-8 unit multifamily, locations within Cincinnati OH area, etc) that I would also like to have to focus my efforts furtherI think it's a matter of implementing a direct mail campaign focused on high equity, out of state owners but have not been through this process and before spending money on lists and mailers would like some more tactical advice from the community.

Given the hypothetical situation that I posed, If the buy and hold property yielded $50,000 in equity after renovation or adding value VS the flip which yields $50,000 in profit (pretax of course just to keep it apples to apples), wouldn't it be more beneficial to me to go with the buy and hold as a long term investment where I can still pull the equity (which is equal to the flip's profit) to invest in another property.
