Just starting out I would consider MLS (you have to make a lot of offers), working with wholesalers, and checking FSBO websites.If you want to get advanced you could also try some of your own direct-to-seller marketing, keeping in mind it will take a while (usually 1-2 months +) to see any fruit from that.What markets are you looking in?

@Marcus B Hsu I'm in the middle of a cash out refinance and I haven't even looked at the points lol every property is different but this is a BRRRR i'm living in, I just needed to pull out over $20k to get all cash out and I'm pulling out $38k, my rate dropped from 4.5% to 2.9%, and our monthly payment will go up less than $100 per month and thats all I needed to know to pull the trigger.
